New Construction Inspections in Central & Southern Ohio
Pre-drywall, final and 11-month warranty inspections for new builds in Marysville, Plain City, Columbus and across Central and Southern Ohio. Your builder's team works for the builder. We work for you.
A new home isn't a perfect home
New builds go up fast, with many different crews working in a tight schedule. Mistakes get covered by drywall, paint and landscaping. An independent inspection catches what the builder's team missed, while it's still the builder's job to fix it.
We inspect new builds every week, and we use the latest inspection technology to check the home at the stages that matter most.
Three inspections. Three chances to catch problems.
Book one, or book all three. Each stage finds different things.
Pre-Drywall Inspection
The one chance to see inside the walls before they're closed up.
- Framing and structure
- Plumbing, electrical and HVAC rough-ins
- Window and exterior water-management details
- Anything that would be hidden for good once drywall goes up
Final Walk-through Inspection
Done a few days before your final walkthrough, so the builder can fix the list first.
- Roof, exterior, grading and drainage
- Electrical, plumbing, heating and cooling operation
- Doors, windows, finishes and safety items
- A written report with photos, same day
11-Month Warranty Inspection
Most buyers skip this one, and it's where a lot of money is saved.
- Settling, cracks and moisture that show up after a year of seasons
- Systems re-checked under real use
- A defect list in time to use your builder's warranty
- Done before the one-year warranty runs out
Why use your own inspector on a new build?
The builder's inspectors and the city or county inspector both have a job to do, but neither one is working for you. Our only client is the buyer.
- We work for you. No ties to the builder, and nothing to protect but your interests.
- Written report, same day, with photos you can hand straight to your builder.
- Get it fixed while it's cheap. Problems found before closing or during warranty are the builder's to repair, not yours.
- You're welcome to attend. You don't have to be there, but we encourage you to join toward the end for a walkthrough.
- Experienced with new builds. We inspect new construction every week, so we know where the common mistakes hide.
How to schedule
Get your dates from your builder
Ask your builder or construction manager when pre-drywall and your final walkthrough are happening. It's your job as the buyer to ask, and the sooner the better.
Call, text or book online
Send us the address and the dates. We'll confirm a time. Rescheduling is free with 24 hours' notice.
We inspect, you get the report
Your report arrives the same day. Share it with your builder so the list gets fixed before you close.
Missed the pre-drywall stage?
You can still book a final inspection and/or the 11-month warranty inspection. Already closed? The 11-month inspection is still worth doing before your builder's warranty ends.

New construction inspection FAQ
Do I need to be at the inspection?
No. You're welcome to attend and we encourage you to join toward the end so we can walk you through what we found, but you don't have to be there.
When should I schedule my pre-drywall inspection?
As soon as you know the date. Ask your builder when the framing, plumbing, electrical and HVAC rough-ins will be done and before drywall goes up, then call or text us with that date. Last-minute openings depend on our schedule that week, so earlier is better.
When is the final inspection done?
A few days before your final walkthrough with the builder. That way the report is in your hands, and the builder can work through the list before you walk the home together.
What if I missed the pre-drywall inspection?
You can still book the final inspection, the 11-month inspection, or both.
What is the 11-month warranty inspection and why do it?
It's a full inspection about 11 months after you move in, before your builder's one-year warranty ends. Homes settle and show problems over their first year, and this gives you a documented list to submit while the builder is still responsible.
How much does it cost?
Pricing depends on square footage. Booking more than one stage saves money: $25 off your final when booked with pre-drywall, and $50 off the 11-month inspection when booked with any other inspection. Call or text 614-307-7982 for your exact price.
How quickly do I get the report?
Same day.
Can I reschedule?
Yes. Rescheduling is free with 24 hours' notice.
Will my builder allow a third-party inspector?
Builders in our market are used to it. If yours needs our license and insurance information before site access, we'll send it.
